Work is well underway on The Junction at Iron Horse, a 232-bed student housing community slated to open in August at 504 E. Ninth St., just off Fourth Avenue and a few blocks from the University of Arizona campus.

Preleasing has begun out of an office across the street at 503 E. Ninth St., said Enrique Gonzalez, community manager of The Junction for the project’s owner, Chicago-based Royal Properties.

The developer plans to have the community’s clubhouse and a model housing unit completed by mid-January, Gonzalez said, adding that marketing recently included representatives who handed out fliers at a UA football game.

“Right now, our goal is just to get our name out there — we’re kind of tucked away in this neighborhood,” said Gonzalez, a UA alumnus who studied regional development and real estate.

The block-size complex will rise four stories, down from an originally planned five stories in response to concerns of the residents of the historic Iron Horse neighborhood.

“We’re really trying to integrate with the neighborhood,” Gonzalez said.

The developer has agreed to renovate the historic signage of the Empire food market and laundry and The Buffett bar next door to the south, and to build a basketball court near the Iron Horse community garden.

The local architect on the project is John Price of Gromatzky Dupree & Associates.
