Tucson Real Estate: New owner to restore historic downtown casitas

When CJ Vohs happened upon two historic homes downtown that were for sale, she was immediately intrigued.
As she wandered around the properties and discovered six adjacent casitas, Vohs knew she wanted to own the properties.
“I got so excited,” she said. “Those places have soul.”
Located next to the Temple of Music and Art, the two historic homes and six casitas sit on 14,810 square feet of land at 321 S. Stone Ave. and 336 and 340 S. Scott Ave.
Vohs’ son, broker Kevin Volk, of Volk Co., represented her in the $800,000 sale.
The homes are rentals and Vohs plans to keep them as such, she said.
“The plan is to bring it back to more of its heyday,” she said of the two houses, built in 1910 and 1926, and the casitas that were built in 1931.
Three of the casitas have the original concrete floors.
Vohs plans to sandblast the coats of paint and restore the historic feel of the 525 square-foot homes.
Volk said he liked the investment for his mother because there’s no downside.
“Even if they build 2,000 units downtown, they won’t have something like this,” he said. “It’s a great investment that can just be held.”
Vohs plans to fix up the common area around the casitas and add some private patio seating for tenants.
Both houses and four of the casitas are currently occupied.
The seller, The Frank Mandros and Carmen Martinez Living Trust, was represented by Ian Stuart and Bruce Suppes, of CBRE.
